The problem (nCOV-2019 coronavirus) and total closure and social spacing is one of the most important problems imposed on the people of Erbil city, which is beginning to take on serious economic and social dimensions, and affect the decision-making process in the real estate market.

In light of this, the research analyzes the impact of the Corona pandemic on the sale prices and rental of residential properties in Erbil city, As a result, the research aimed to analyze and explain the impact of the Corona pandemic on the sale prices and rental of residential properties in Erbil.

Through the results of the research proved the existence of a clear and negative impact of the Corona pandemic on residential real estate in Erbil city, and this means an inverse relationship between the Corona pandemic and the prices of sales and rental residential properties, and finally recommended a set of important recommendations to control and reduce the effects of the Corona pandemic on the prices and rent of residential properties at the partial and macro level, At the micro level level choose operations that increase the transactions of buying and selling residential rental contracts, offering attractive offers to tenants such as signing contracts of up to (6) months instead of one year, and exemption from rental values for one or two months.

At the macro level, Macro Level adopts a range of expansionary economic policies in the form of grants and mortgages, increased government spending, expansion of tax exemptions, reduction of interest rates, reduction of administrative drawings, especially real estate drawings, To provide financial liquidity to companies and individuals affected by the spread of the new coronavirus, and to spend cash to help citizens, i.

follow the policy of helicopter money, as well as administrative facilities in transferring ownership and facilitating it in electronic ways that are smoother, clear and transparent than the old traditional methods that have become an obstacle for all.
