English Abstract
No contract type is perfect; one type may be better suited than another based on the unique requirements of a particular project.
All of the contract types have distinct advantages and disadvantages with the best choice being governed by the requirements of the specific project.
This research aimed at facilitating the owners‟ and contractors‟ need to select the appropriate contract type; by investigating the main contract types used in Gaza Strip in construction projects, identifying the main criteria used for selection the contract type, investigating the effective contracting method to satisfy each criteria, investigating the optimal contract type achieving required criteria from the owners and contractors perspectives, and compare contract types between owners and contractors.
Ten criteria were used to select appropriate contract type between the lump sum, unit price, cost plus and design build types using one of the most popular multi-criteria decision making (MCDM) process.
This approach was analytical hierarchy process (AHP).
Pre-Questionnaires Interviews, Structured Questionnaires, and Post- Questionnaires Interviews were applied through the research methodology steps to reach the best contract type, measure the current situation of contracts in Gaza Strip, and comparison between owners‟ and contractors‟ point of views.
The research used many tools to analyze the data collected, Statistical Package for the Social Science (SPSS) was used to analyze the likart scale questions, and Excel sheet were prepared for applying AHP procedure.
The research determined the most appropriate contract type that was preferred selected by each owners and contractors separately and then comparison between their perspectives was conducted.
The main findings of this research were the best contract type from the two perspectives (owners and contractors) was the unit price contract.
There are differences and similarities between owners and contractors perspectives for the type of contract that achieves each criterion separately.
The most effective criterion for selection the appropriate contract type for owners was the achievement of best value for their money.
However achieving the long term motives was the most effective criterion for contractors.
A set of recommendations was provided for decision-makers and further researchers in the Gaza Strip all of poured to improve the ability of both owners and contractors to select the appropriate contract type.
