Due to the existence of the bossing problem and in addition to ءه Social and economic Circumstances, the Phenomenon of acquiring or buying the flats or Stories has become one of ،he Social phenomena.

This is due to the fact that such an acquisition achieve the ownership desire for those people of low-limited incomes.

In addition, Such an acquisition of real estates is to be considered as one of the main Solution to the housing problem and it becomes one of the A ygpes of real estate ownership.

So, the Proprietor in such a type of proprietor ship has an advantage over his separate part in addition to the common part owned with other owners which raise some problems and difficulties since all owners have equal rights and duties.

Based on the above most legislations (including the Jordanian legislation) have tries to solve such problems that may arise between peal estate owners regarding the common and Shared parts, the 1968 Jordanian ACT ahs organized how such Shared parts ale to be regulated through the establish went of landlords’ Society.

This Landlords’ society is to he considered the administrative mechanism which enjoys an authority over the administration of such a real estate.

IA will issue its decisions, as regards normal and abnormal matters which are bayed on the majority opinions.

To She up, the Jordanian ACT issued the 1968 has tried to regulate the Joint ownership between the various owners to flats or housing huits.

But the critical question that still remains is as follows: To what extent the rules of the 1968 Jordanian law are still effective twords the administration of Joint ownership of real estates? And to whet to whet extent such rules and regulation still require some alterations in order to comply with the modem building techniques? The answer to these questions is the main subject of this research.
