The Algerian legislature’s exertion of a large arsenal of laws and decrees applied to purify real estate ownership only increased the matter in terms of complexity and difficulty in the practical field.

This is not evidenced by the large number of instructions and memoranda, and even the courts were not spared from the abundance of judicial files, as a result of the land owners ’pursuit of clearing their property, especially In the field of real estate numbering, it resulted in either problems in determining the eligibility of the property numbering to its owner or the problem of conflict of jurisdiction in view of these disputes, and the legislator himself did not know stability in the texts to solve the real estate property cleansing crisis, which made me shed light in this study on disputes in real estate numbering and determining The judicial authority competent to settle its disputes.

L’édification par le législateur algérien d’un vaste arsenal de lois et de textes d’application pour purifier la propriété immobilière n’a fait qu’accroître la complexité et la difficulté en pratique.

Cela se vérifie par le grand nombre d’instructions et de mémorandums, et l’abondance des dossiers judiciaires soumis tribunaux, du fait de la poursuite des propriétaires fonciers pour défrichement de leur propriété notamment.

Dans le domaine de l’immatriculation foncière, elle s'est traduit soit par des problèmes de détermination de l'éligibilité de l’immatriculation foncière à son propriétaire, soit par un problème de conflit de compétence.

Cette étude vise à maitre les litiges en matière de l’immatriculation foncière et de déterminer L'autorité judiciaire compétente pour les régler.
