Abstract EN

Duhok city witnessed several stages of development and extensions to be one major city in Kurdistan .

However , such a progression has accompanied with a great shortage of accommodation units ; either because of the natural increase of population or because of the internal megration .

This has led the accommodation crises to be aggravated in the city especially at the last few years.

The reason behind this may be attributed to the increased levels of prices of lands and estates , in addition to increased prices of building materials and construction which has highly affected rent ratios of housing units.

The stady is aimed to determine the most important factors affect housing units rents in the city .To achieve this objective , the relation between rents , as a dependent variable , and the attitudes of housing units, income, distance from important centers as well as the family characteristics as an independent variables has analysed .

A sum of (150) questionairs were delivered to the accommodating quarters of city after dividing it to three quarters ; those of higher , moderate and low income .The multiple regression analysis has used of each type to analyse the relationships between the dependent and independent variables.

For the (average income , house area , house type , number of rooms , educational, level of owner , number of family s individuals and distance from school ) ,were all significant impacts on the level of rent , although they are varied in respect to their impacts .

The first type (high rent) interprete (71%) of the variation in rent(60%), of the second (median type) and (54%) , of the third type (low rent) .

it was obvious that these factors have significantly influence the rate of housing rent in the city .
