Being the capital of the Kingdom of Saudi Arabia and its largest city, the city of Riyadh has gone through rapid growth phases in all fields including residential, industrial and services sectors.

This growth has resulted in the emergence of many problems; for most amongst them is the variation of the prices of residential land in relation to location, and the related crisis in the housing sector due to the high prices of residential land and the spread of large clusters of empty land space within urban areas.

It was found, from the field study, that the overall average price of residential land in the city of Riyadh was 1824 Saudi Arabian Riyals (SAR) per square meter with a standard deviation of 745.

The highest price per square meter was recorded at (SAR) 3800 while the lowest price was SAR 390 per square meter.

This surge in residential land prices to unprecedented levels has in turn driven up prices in the housing sector making it extremely difficult for the average individual to own a home or buy a piece of land to build on it.

The study identified some solutions to reduce the price of residential lands.

These solutions are arranged as per the following: fixing prices by the authorities for each location, introducing fees and taxes on large pieces of land, creating more completely serviced residential locations, easing and facilitating home loans, building more residential units and not distributing any more land grants, rapid intervention by the Ministry of Housing through government support for housing programs, allowing the building of more than three floor housing units, and the recovery of the stock market as an alternative option for the real estate investors.
