English Abstract

Changes occur to buildings, with the passage of time due to multiple factors that affect their life span.

Because of this, maintenance plans should be in place that include a concept that preserves the sustainability of these buildings to increase their life span along with a set time plan to reduce losses that may result from inefficient maintenance management.

This study aims to improve the Maintenance Management System in the Greater Amman Municipality (GAM) by using the Total Effective Maintenance Techniques (TEMT) and the Productive Maintenance (PM) based on planning and scheduling principles.

This study is supported by literatures based on qualitative and quantitative studies and a questionnaire.

A restricted questionnaire was prepared with a set of questions related to the problems facing the maintenance department in the Greater Amman Municipality.

The questionnaire was comprised of 10 questions (7 five-step gradation questions and 3 yes/no questions).

The study sample was 115 and the study population was 162.

The questionnaire was distributed among managers, experts, technicians, and engineers working in the Greater Amman Municipality.

This study presents the limitation factors that affect the effectiveness of maintenance management at (GAM).

These factors are lack of experience, planning-scheduling principle, technicians’ interference in planners’ decisions, and failure to update data related to frequently occurring maintenance problems.

In summary, it was concluded that there is a strong statistical relationship between independent and dependent variables, noting that the independent variables include experience, age, role, and gender, while the dependent variables include the problems related to (GAM).

The acceptance index for the results obtained from the analysis of the questionnaire depends on the principle of arithmetic mean and standard deviation, and it follows the normal distribution diagram with a confidence level 0.95 and alpha (significant level) 0.05.

This means that the most effective independent variables are role and experience which directly affect the dependent variables.

This study is beneficial to all governmental and private institutions, as it increases their production capacity and raises their efficiency based on TEM and PM techniques.
