The spread of the Corona virus has a direct impact on the economies of countries as well as on the contracts issued by individuals.

One of these individual contracts is the lease contract.

The significant impact of the spread of the virus has caused an imbalance of the rental agreements and made it almost impossible for the tenant to comply with the agreement and meets the commitment towards paying the rents.

This made the people to look into the possibility of implementing the two theories of the force majeure and the emergency circumstances to find the legal solution for the effect of the virus spread.

So, is the lessor exempt from carrying out his obligation to enable the tenant to use the leased property ? Is he allowed to terminate the lease contract if the tenant fails to pay the rents ? Or exempt the tenant from paying the rent during the virus outbreak ? Is the Corona virus considered a force majeure or an emergency circumstance ?
