The study examined Multi-Story Car Park Buildings in Riyadh city and portrayed problems related to poor utilization of the Multi-Story Car Parks, the construction of which amounted to tens of millions of riyals whereas its maintenance and operational cost reached four folds of the revenues generated from parking tolls at these car parks (Almargab Car Park).

As a result, two of the buildings have been closed.

Arrangements are under way to close the third building while functions of the fourth building is far below the required level.

In order to clarify the significant reasons for inadequate functioning of the car parks under reference, two kinds of questionnaire papers were prepared.

511copies of the first questionnaire paper were distributed at the Multi-Story Car Parks before some of them were closed.

The aim being to gather data pertaining to the social and economic characteristic of people who use Multi-Story Car Parks and also to obtain their opinions towards these car parks.

The data of the second questionnaire paper was obtained through personal interviews held with persons outside the Almargab Car Park which is the biggest Multi-Story Car Park in Riyadh in terms of special dimension and which is also the more heavily used compared with other car parks of its kind.

The key findings of the survey revealed that Multi-Story Car Parks are widely used in most cases by Saudi citizens.

Among them who use these car parks quite often are those with higher academic background.

It also showed that majority of those who use the Multi-Story Car Parks are employees on shopping missions.

The study also revealed that users of these car parks have destinations.

The survey unveiled that the main reasons for choosing Multi-Story Car Parks are non-availability of outer parking spaces.

In terms of the general evaluation of Multi-Story Car Parks, the survey depicted that services provided at these car parks are poor or satisfactory to some extent and that parking tolls are high.

The study also portrayed the main two factors of reasons for poor functioning of the Multi-Story Car Parks.

The first being the outer factors such as the general features of Riyadh city center, the type of frequent visitors to these areas and the type of open space usage.

The second factor being the inner factors, which are restricted to geographical locations, architectural components and the level of services related to the car parks.

The study recommended the need for addition of certain commercial activities within the Multi-Story Car Parks in that part of the building is specified for commercial activities while the other part for car parking purposes, or sections of the car park building to be used for a hotel that serves visitors to the commercial areas of Riyadh city center, particularly, those wishing to stay in Riyadh city center.
