Post-construction services for contractors’ competitive advantages-consultants’ perspective : UAE case study

Abstract EN

-The purpose of this work is to investigate the importance and benefits of postconstruction services in construction industry.

It also aimed to explore the perception of consultant in UAE on the criteria used to measure after sale service quality provided by contractors to clients and consultant at the post construction stage.

However, post construction service was seen as an important factor of revenue and profit.

The finding of this research indicated clearly that a good performance of post construction service provide contractors with a competitive advantage, enhance contractors' image and reputation.

In addition to that high after sale service provide contractors with a powerful marketing tool.

Furthermore the current research indicates that the most common criteria considered by consultant to measure the quality of the post construction service provided by contractors as: a.

Submission of high quality as built shop drawings and high quality operation and maintenance manuals.

b.

Submission of all required warranties and guarantees and all required spare parts.

c.

Offering detailed training program to client personnel.

d.

Smooth handing over of the finished project, regular visit to the handed over facility to meet check client requirements, quick response to client maintenance requests and smooth settlement of the project final account.

e.

Running regular maintenance visits and applying proper system for maintenance is very important.

f.

Easy procedure during the handing over process of the project in terms of using special software to easy the process for clients and consultant such as SnagR software.

g.

Excellent coordination with local authority department to have smooth and quick approval of the handing over the project especially the civil defense
