Abstract EN

Recently the demand has increased on the application and uses of project management in all fields and at all different levels, real estate and construction projects, this phenomenon has enabled companies to achieve their objectives of cost control and faster delivery of projects with estimated time and the required quality.

This research to clarify the reality of the use of project management and focus in pre-construction real estate projects in Saudi Arabia, because of its great importance in providing some of the recommendations and solutions that can help in the success and ensure the achievement of its objectives, in addition to avoiding projects delaying, and minimizing projects fail.

This study clarify the impact of the application of project management at the pre- construction real estate projects and processes such as planning, implementation, monitoring and other and evaluate administrative performance of project parties project (Owner - Project Manager - Design Consultant - Relevant authorities - Contractor), and the parties experience effect in project triple Constraints (cost , time and quality).

The study has mainly relied a questionnaire to a number of 30 companies and the number of 20 personal interview with Project Managers of real estate company in Eastern Province and will be shown through this study how to address the gaps and problems for preconstruction real estate projects with an explanation of best practices and best model that can achieve the main objectives of the project, on time, on budget and quality, in addition to further recommendations that will help researchers, owners and project management consultant especially in the management phase of pre-construction, and generally in construction project Management.
