Abstract EN

In this research, we have generally explained the concept of jurisdiction, and its different sources as an essential element of the validity of administrative decision.

The violation of jurisdiction rules will lead to describe the administrative decision as invalid decision, which has no legal effects.

As well as, we have concentrated on legal actions in regards to real estate generally, and types of those actions in terms of being creative actions, or inductive actions.

Studying real estate records and its types with the system adopted in worldwide are also included in this research.

In the final step, we focused on the authorities of the director in the real estate registration office in holding a contract on the real estate.

The real estate registration directorates will register all of the procedures regarding real estates after the approval of the director on the registration according to the law or judicial decision, or based on the approval and recognition from both of the parties in the contract.

The director of real estate office is prohibited from exercising his jurisdiction, in case of the authorization his authorities to another employee.

Moreover, the prohibition is remained as long as the authorization remains in future.
