Arabic Abstract

حاز موضوع الصيانة على اهتمام عالمي متزايد في مختلف مجالات البحث العلمي و نتيجة لذلك حدث تغير نوعي في صيانة الأبنية من المنهج الوقائي و الاصلاحي إلى المنهج التوقعي، و يتم ذلك من خلال موديل تقييمي ليدعم ويساعد إدارة المنشأة في اختيار البدائل و اتخاذ القرارات المناسبة في الصيانة بما يتلاءم و وضع البناء و موازنة الصيانة.

و قد لوحظ أن هناك نقص في فعالية الصيانة للأبنية الحكومية في الاردن، حيث أن المنهج المتبع هو القيام بالصيانة عند حدوث العطل مما يؤدي إلى تراكم في الأعطال تم في هذا البحث دراسة أسباب الصيانة للمباني الحكومية والخاصة و درجة أهمية كل عنصر من عناصر الصيانة و ذلك من خلال تصميم نموذج قسم فيه البناء إلى مكونات أساسية و عناصر ثم ربط كل عنصر ببنود الصيانة التي تنفذ فيه، و في نهاية البحث تم وضع نموذج كامل التقييم حالة المبنى كامل و هو نموذج يساعد بالتنبؤ بأعمال الصيانة، و للتأكد من صحة هذان النموذج تم تطبيقه على دراسة حالة المباني في جامعات و ممستشفيات و فنادق في الأردن.

English Abstract

The issue of maintenance has gained increasing global attention in various fields of scientific research, and as a result there has been a qualitative change in building maintenance from the preventive and corrective approach to the anticipatory approach.

It has been noted that there is a lack of maintenance effectiveness for government buildings in Jordan, as the approach followed is to carry out maintenance when a fault occurs, which leads to an accumulation of faults.

In this research, the reasons for maintenance of government and private buildings and the degree of importance of each maintenance element were studied by designing a model in which the building was divided into basic components and elements, then linking each element to the maintenance items implemented in it, and at the end of the research a complete model was developed to assess the condition of the entire building It is a model that helps predict maintenance work, and to ensure the validity of this model, it was applied to study the state of buildings in universities, hospitals and hotels in Jordan
