English Abstract

Maintenance management is the field that mixes the technical and management actions, from the point of view of planning as well as management, which enable an organization to perform economic, safe, efficient and environmentally effective management, according to established quality standards, of any type of asset or group of assets.

Maintenance costs are a major part of the total operating costs of all manufacturing or service plants.

The lack of factual data to quantify the actual need for repair or maintenance of plant machinery, equipment, and systems can cause the system to suffer from high costs that can be avoided with proper management.

Planning and scheduling is one of the most important cornerstones of a successful organization maintenance system which has been predicated on statistical trend data or on the actual failure of plant equipment. This work is a field study for analyzing and evaluating the current Mutah university maintenance system in comparison with the international standards by specialized institutions, organizations, and references.

The results of the present work have showed that there is an obvious lack in of maintenance in current system of Mutah university, especially in preventive maintenance which is the most important procedure to increase the service life of machines and equipments if it was planned properly according to the standards.

Also, the results showed that the most of the current maintenance jobs were corrective maintenance. The annual large losses due to the unplanned maintenance were found in the maintenance divisions as follows; 3580 JDs in Heating division, 41133 JDs in Power Generation, Electricity and Control division, 12520 JDs in Air conditioning division, 73143 JDs in Construction and civilian works division, 17600 JDs in Water and sanitary constructions division, 2642 JDs in Computer unit, 1034093 JDs is the estimated losses in a fire accident due to the expired fire extinguishers, 59334 JDs in Transportation division, 550 JDs in laboratories.

While the total costs of all Mutah university facilities were estimated to be 1,244,595 JDs annually due to the lack of preventive maintenance depending on the above facts. The Computerized Maintenance Management System (CMMS) software has been built to help planning the maintenance jobs in Mutah university, which is if applied will reduce the above costs effectively (the software details can be seen in appendix I).
