English Abstract

Urban growth and the emergence of new urban communities around the globe continues to increase, and this comes as a natural result of the increasing numbers of the population and therefore increasing the need to provide housing and services and facilities and other, leading to wider use of the tracts of land to meet those human needs, and here begins role in the development of mechanisms and specific strategies to guide growth for these gatherings New Urban through the planning process, which is trying to find a future development balanced territory with interest of environmental impacts and protection of natural resources, through the guidance of urban communities new direction least damage to agricultural land and natural reserves, groundwater and areas of interest, depending on the nature everywhere in the world.

Based on the above came this study to shed light on the reality of new urban communities in the Gaza Strip, which appeared recently due to exponential increase of the number of Gaza Strip people, where the study addresses talk about a problem and realistic are encountering now in the Gaza Strip, directing urban communities new and created in areas contrary to the orientations of the planned regional Gaza Strip, which is based on several scenarios for the process of urban development as well as on the principle of two cities centers and hierarchy in the direction of eastern sector, The observer of the reality of urban communities new find some of them in agricultural areas and areas of natural parks and others in the slum areas, and other of the problems that will be talked about during the search classes.

Therefore, the study worked on the analysis of regional plan for the Gaza Strip, as well as urban communities new (since the date of the adoption of regional plan whether existing or in the planning stage and implementation), where it was done through the use of studies local issued by government institutions in the Gaza Strip, as well as case studies similar locally, regionally and internationally, and as a result touched study to put up the main factors influencing the direction of urban growth in the Gaza Strip, a (land and important natural resources, land ownership, the coastal strip, and the border strip known areas of contact with the Israeli occupation), as the researcher asking four scenarios projected for the future of urban growth in a sector (implementation of the planned regional plan, keep pace with the reality of the current growth, the principle of the vertical direction, and the establishment of a new integrated urban communities).

And then arrived to study a range of results and recommendations including the development of regional plan commensurate with the reality as well as the study combined with a scenario the establishment of new urban communities to follow the principle of vertical direction in order to preserve the land and resources and to protect the capabilities of future generations.
