تشكل مرونة البيئة المحيطة في أماكن العمل هاما للمصممين و مديرو المنشاء آت، و ذلك من أجل التعرف على تداعيات أي تغيير فيها، و تهدف هذه الورقة إلى تطوير نموذج يعكس مفهوم المرونة في أماكن العمل.
و تصنف أنظمة المباني و التي تمثل العناصر الفيزيائية لأماكن العمل إلى الهيكل الإنشائي، و القواطع الداخلية، و الخدمات، و التجهيزات, و قد تم تبني مفهوم المرونة في هذا البحث في سهولة التغيير، و تم ربطها بالتكلفة، و قد لوحظ أن معظم الأبحاث في السابق قد تعاملت مع المرونة في مفهومها النظري، لذلك يهدف هذا البحث إلى تطوير طريقة كمية لمفهوم المرونة.
و قد تم تطوير ثلاثة أنواع للتغيير ذات علاقة بالتكلفة و مرتبطة بكل من خاصيتي الأداء و الزمن، و هي تكلفة الاستبدال، و تكلفة التحسين، و تكلفا النقل.
و يفترض هذا البحث أنه من خلال تفهم هذه الأنواع الثلاث من التكلفة و التي تمثل درجة المرونة في البيئة الفيزيائية لأماكن العمل، ستمكن المنظمات الإدارة و المصممين من اختيار التغيير المناسب في البيئة المحيطة.
و قد تم تطوير مؤشرات لكلا من درجة المرونة و درجة الفعالية، حيث أوضحت النتائج أن هذه الأنواع الثلاث من التغير-حسب النموذج المعلب لهذه الورقة و عندما تم تطبيقه على أنظمة قنوات التكييف في مبنى الجفالي الرئيسي بجدة عن وجود اختلاف في مستوى المرونة عند مستويات متفاوتة من التغيير.
كما وجد أن التغيير على مستوى الاستبدال لكافة نظام التكييف هو الأكثر تكلفة، بينما التغيير على مستوى التحسين هو الأكثر فعالية.
و عليه يوصي الباحث بإمكانية تبني مفهوم هذا البحث و تطبيقه على كافة أنظمة المباني، حيث سيكون أداة فعاله لمساعدة المصممين في حل مشكلة المرونة.
Abstract EN
Flexibility of physical environment in workplaces is an important issue for designers and facility managers in order to understand the implications of any change.
This paper develops a conceptual framework for the notion of workplace flexibility.
Building systems which represent the physical elements of the workplace are categorized in terms of shell, scenery, services and set.
Flexibility is conceptualized in terms of ease to change, and is associated with cost.
Most of the research in literature dealt with flexibility in its theoretical concept.
This research tried to attach quantitative measures to the concept of flexibility.
Three types of change related to cost were developed in association with both performance and time.
These are costs of replacement, improvement and movement.
The paper claims that through understanding the three types of cost which represent level of flexibility of the physical elements, organizations and designers could select the most appropriate choice of change.
Indicators for flexibility and effectiveness were developed.
Results of analyzing the three types of change according to the developed framework when applied to air conditioning ducts system in Jaffali office building in Jeddah show variation of flexibility level at different level of change.
However, replacement of the whole ducts system are found to be the most expensive choice, whereas improvement of the system is the most effective choice.
The paper suggests that such approach could be easily applied to different building systems, as it becomes a helpful tool for designers and managers to resolve the problem of flexibility.
