English Abstract

Most of buildings projects in Jordan suffer from cost overrun and duration exceeds the anticipated, so the claims in construction projects have become normal and expected, as way of life in construction industries.

However; according to previous researches the ten main causes of claims in building projects in Jordan are: changes or variation orders, delay caused by contractor, delay caused by owner, bad quality of contractor‟s work, specifications and drawings inconsistencies, estimating errors, contractor is not well organized, contractor financial problems, delay in payments by owner, and design errors or omissions. Claims increase the total cost of project between (10%-25%) ,also increase total project duration between (25%-50%), but most of causes of claims rise up because of miss integration between disciplines, on other hand there are many benefits for Building Information Modeling (BIM), but in this research the most significant value of BIM reduces the occurrence of claims through making interoperability between all stakeholders of buildings projects , so there is tremendous need for implementing BIM to control the claims in buildings projects in Jordan. This research study was applied to evaluate the impact of implementation of BIM in building projects and to clarify its effect on controlling the claims that can be avoided by using BIM.

Two aspects have been taken to achieve research objectives through theoretical part and practical part.

The objectives of research are: identifying the status of BIM implementation for building projects in Jordan, identifying impacts implementing building information modeling in building projects, and then proposing a plan to speed up the adoption process of BIM in Jordan. The research revealed that BIM will reduce the occurrence of claims with a percentage of (54.1%) in buildings projects, and the top main three causes of claims their occurrences will be reduced by using BIM are: estimating errors, specifications and drawings inconsistencies, and design errors or omissions.

Also research found that BIM is at early stage of adoption and usage in buildings projects in Jordan, and this is due to humble percentage of adequate knowledge about BIM which equals (12.9%). Finally, BIM adoption plan is proposed and accomplished by ADKAR change management model, where SWOT and PESTEL analysis have been used to accomplish strategic analysis.

PESTEL analysis concerned about six issues which are; Political, Economic, Socio-Cultural, Environmental, Technological, and Legal , then SWOT analysis is used as planning tool to understand Strengths, Weaknesses, Opportunities, and Threats, these strategic analysis tools helped in proposing BIM adoption plan for building project describes by ADKAR change management model ; Awareness ,Desire ,Knowledge ,Ability and Reinforcement. The research conclusion has approved that using BIM would control the claims in buildings projects in Jordan, and reduce the impacts of claims on the project's cost and completion time.
