Abstract EN

This study has researched the causes, effects, and methods to confront the variation orders in the office buildings in the Saudi public sector.

It has aimed to accomplish three goals, which are: to identify the causes of the variation orders, to identify the major effects of the variation orders, and to suggest a set of procedures that would reduce the negative effects that might be caused by the variation orders.

The researcher has designed a scale that targeted the gathering of precise information that accomplishes the goals above, and the field study has been conducted on a sample of subjects that work in the field of construction management in the Saudi public sector, the sample has reached (280) subjects.

The findings have revealed that there was (24) reasons behind the occurrence of variation orders, distributed over seven main categories, from which: design related reasons, owner related and contractor related.

The findings also revealed (11) results that are considered immediate effects of the variation orders, the foremost of which was the increasing in the duration of the project, the addition in the cost comparing to the original contract, also the addition of financial resources in favor of the contractor.

The study has suggested a number of procedures that would reduce the negative effects of the change orders, some of which: holding the variation order's execution until the written permission from the responsible party is received, and to define and clarify the demanded goals of the variation orders.
