Arabic Abstract

نظرا لأهمية المسكن في حياة الإنسان و أهمية ضمان الإقامة الأمنة لأصحاب المباني السكنية وبناء منزل طويل البقاء تم انجاز هذه الدراسة و التي تهدف إلى تحديد العوامل التي تؤثر على حدوث الأخطاء في مرحلتي التصميم الانشائي و التنفيذ للمباني السكنية في قطاع غزة.

من أجل تحقيق أهداف الدراسة و التي تشمل تحديد العوامل التي تؤثر على حدوث الأخطاء في مرحلة التصميم الإنشائي و مرحلة المفيد للمباني السكنية و معرفة درجة تأثير ذلك العوامل في حدوث الأخطاء في المباني السكنية في قطاع غزة تم استخدام الاستبانة كأداة لجمع المعلومات و ذلك باستهداف مجموع مكونة من 134 مهندس من المهندسين العاملين في المكاتب الهندسية في قطاع غزة و الحصول على ردودهم حول موضوع الدراسة، و تم استخدام برنامج SPSS لتحليل الاستبيانات و استخلاص النتائج.

و لقد وجدت نتائج الدراسة أن أكثر العوامل تأثيرا في مرحلة التصميم كانت العوامل التي لها علاقة بإدارة الجهة المصممة للمباني السكنية ثم العوامل التي لها علاقة بالمخططات و أخيرا العوامل التي لها علاقة بالتصميم الإنشائي، بالإضافة إلى ذلك كانت أكثر العوامل طهرا في مرحلة التنفيذ للمباني السكنية هي العوامل التي لها علاقة بمواد الانشاء هم العوامل التي لها علاقة بالفحوصات و الاختبارات هم العوامل التي لها علاقة بالمعدات و الأدوات الانشائية هم العوامل التي لها علاقة بالمفيد ثم جاءت أخيرا العوامل التي لها علاقة بإدارة الجهة المنفذة المباني السكنية.

بالنسبة المرحلة التصميم كانت أكثر العوامل تأثيرا في كل مجموعة هي اهمال اجراء فحوصات التربة أو اجراء فحوصات ضعيفة للتربة و الافتقار إلى وجود الاشراف على المباني السكنية أو جوده بشكل غير فعال والتعارض بين المخططات المعمارية والانشائية.

أما بالنسبة لمرحلة العقيد فكانت أكثر العوامل تأثيرا هي : الدمك الضعيف للتربة في أعمال الردم وتجاوز الحدود المسموح بها في رأسية العناصر الإنشائية وعدم كفاية العطاء الخرساني لحديد الصليح وتجاهل المالك لأهمية اجراء الفحوصات والاختبارات وعياب المهندس في معظم مراحل التشييد و استخدام مواد منتهية الصلاحية كالاسمنت وفضل المواد والمكونات في عملية الانشاء واستخدام جديد صدى أو حديد معاد استخدامه و استخدام مواد بجودة مهنية وغير مطابقة للمواصفات و التصميم وع دم توفر الأدوات و المعدات المناسبة للإنشاء.

و قد أوصت الدراسة بضرورة تطبيق نظام صارم لضمان و تأكيد الجودة أهاء تصميم وحفيد المباني السكنية في قطاع غزة وضرورة وجود اشراف صارم على تقيد هذه المباني من أجل ضمان تطبيق المواصفات الفنية بالإضافة إلى ضرورة التركيز و لفت الانتباه إلى قطاع المباني السكينة أو البناء غير الرسمي من قبل السلطات ذات العلاقة.

English Abstract

According to the importance of housing in a human’s life and the importance of ensuring a safe residence of houses’ residents and achieving durable building product, this study was conducted aiming to identify the factors affecting the defects in both structural design and construction stages of the residential buildings in Gaza Strip.

A questionnaire tool approach was conducted to achieve the study objectives, which are determining the factors affecting the defects occurrence in the structural design and construction stages of residential buildings and the degree of effect of those factors on the defects in the residential buildings in Gaza Strip.

The questionnaires distributed among a group of 134 engineers working for engineering offices as design, supervisor and projects managers in Gaza Strip to know their opinions about the study topic.

The questionnaires were analyzed by SPSS.

The study results found that the most effective factors in design stage were the factors due to consultant administration and staff and then the drawings factors and the last were the structural design factors.

In addition, the most effective factors in construction stages were factors due to construction materials, factors due to inspections, factors due to construction equipment, factors due to constructions and the last were factors due to construction management.

The most important factors in each group in the design stage were ignoring soil investigation or poor soil investigation, poor or lack of engineering supervision or unqualified supervision, conflicts between architectural and structural drawings.

In the construction stage the most important factors were poor soil compaction, exceeding the allowable limits of verticality of the structural elements, insufficient reinforcement concrete cover, owner’s negligence of inspections, absent of engineer in most of construction phases, using of expired material, material or component failure, using of corroded or second-hand reinforcement steel, using materials not of acceptable quality and do not conform to the specifications or design and lack of required equipment.

The study recommended strongly to applying a strict quality assurance & quality control (QA/QC) program for both designing and construction phases of residential buildings to ensure commitment of the specifications, the availableness of a strict supervision on residential building projects and focusing more attention to the informal buildings sector from the related authorities.
